Two acquisitions, one approach: understanding, anticipating and creating value

Here are the two latest acquisitions completed by our Account Manager, Maximilien.

1) A family home found in less than one month

We recently assisted a young professional couple looking for a house in Woluwe- Saint-Pierre. After several months of searching on their own, they wanted a more structured and efficient approach.

From our very first discussions, we identified their key requirements: a bright home, four bedrooms, a pleasant garden, good orientation, a high-quality residential environment and a convenient location relative to both of their workplaces.

Thanks to our in-depth knowledge of the local market and our network of real estate agents, we were able to present them, in less than a month, with an attractive semi-detached house located in the Joli-Bois neighbourhood. The property matched their expectations perfectly, and the trusted relationship we had established with the selling agent enabled them to move forward quickly and confidently.

Our support continued after the offer had been accepted. As the property was already vacant, the buyers were able to access it before the deed of sale to prepare renovation works and obtain quotations. We also introduced them to several contractors. Although they ultimately chose different professionals, these initial quotations provided them with a realistic basis for establishing their budget and planning their move.

2) A portfolio of 19 studios sourced in Jette

BuyerSide also supported a professional investor in the acquisition of a residential portfolio comprising 19 studio apartments in Jette.

The opportunity was identified through our sourcing efforts and then thoroughly analysed to assess its feasibility and value creation potential. This analysis confirmed the buyer’s initial estimates while also supporting the price negotiations by taking into account the required renovation works and the property's true market value.

The investor’s strategy is now focused on improving the energy performance and EPC ratings of the various units. These improvements are expected to increase the value of the portfolio and prepare the studios for a potential future resale under optimal conditions.
